Your annual gas safety inspection will be performed in-line with the latest safety regulations, by a Gas Safe registered engineer.


A gas safety check, typically an annual requirement for landlords, involves a Gas Safe registered engineer visually inspecting gas appliances, conducting tightness tests for leaks, and ensuring proper ventilation and flue operation. The engineer will also check the gas appliances are working at the correct pressure and burning gas properly, and that all safety devices are functioning as they should. 


Visual Inspection: The engineer will visually examine all gas appliances, including boilers, cookers, and fires, as well as the gas pipework, looking for any signs of damage or leaks. 

Tightness Test: A tightness test is performed at the gas meter to check for leaks in the gas system. 

Ventilation Check: The engineer will ensure that there is adequate ventilation in the room where gas appliances are located, as proper ventilation is crucial for preventing the build-up of dangerous gases. 

Flue and Chimney Check: The flues and chimneys are inspected to ensure they are clear and unobstructed, allowing harmful gases to escape safely. 

Appliance Operation Check: The engineer will check that each appliance is operating at the correct pressure and burning gas correctly. 

Safety Device Check: All safety devices, such as cut-out devices, are checked to ensure they are functioning properly. 

Record Keeping: A gas safety record is created, detailing the checks carried out, any faults found, and actions taken. This record is provided to the landlord and, in the case of rental properties, to the tenant. 


Annual Boiler Servicing

A gas boiler service involves a thorough inspection and maintenance of your heating system to ensure it's operating safely and efficiently. This includes a visual check of the boiler and its components, cleaning of internal parts, checking gas and water connections for leaks, and testing safety controls. The engineer will also assess the flue, gas pressure, and combustion, and may provide advice on energy efficiency.
